When selecting to build your very first home, there are various components you’ll have to look at before you’ll go out and select your ideal residence. There are many residence and land package specialists to be found, but a discount package probably are not the most efficient way for you to start off. Loads of families are finding that it becomes more economical to obtain their block of land first, after which decide on the best residence for that block of land.

Regardless of your choice, you will have to carefully consider your up front costs of buying, like government taxes and duties. It is sometimes more effective to purchase your land first to scale back these outgoing costs. Don’t make the error though, of going out and getting a cheap block of land without first realizing what the true costs of building might be.

If your land is on a sloping lot or is loaded with lots of rock under the soil, you can expect your site costs to escalate considerably. If your land has a skinny frontage, your options of home could become more limited to a specialist build. The most popular belief generally suggest that when you have a good flat block of land with a wide frontage, with a high geo technical standard of soil, your site costs will be kept to a minimum. This is what everyone want at the end of the day, but a block of land such as this will normally cost even more.

When searching many of the local project home builders in Sydney, we found many builders who specialised in the high end of the market, catering for larger budgets and certainly there were many who catered for the budget homes. When it came to seeking out for a builder who could cater for the middle class family and continue being flexible with options, that choice and selection became even more narrow.

We did end up finding a building who could build most dwellings on most block types. Wincrest Homes fitted into all these areas. They have already loads of display homes at several areas. The Wincrest Homes Head Office is located at Level 2, 18 Pitt Street, Parramatta NSW 2150. There are several designs at their site, and these can be located at http://www.wincrest.com.au

We have also noticed many well established places simply knocking down their old home and constructing a new home on their existing block. That’s how we initially found out about Wincrest Homes when we saw their knock down rebuild Sydney video on YouTube.

One compromise you might find will likely be to choose a block of land that provides you a side yard instead of a backyard. We’ve got realized that a greater number of people pay the larger premiums for standard blocks of land with a back yard, and land developers often sell side yard blocks less costly then the standard blocks of land. You may still build a lovely home without needing to give up on quality when you buy the side yard option.
